Texas SAE Courses | Real Estate Post-License Education | VanEd (2024)

Renew Your Texas Real Estate License (First-Time Renewal)

Within the first two years of obtaining your Texas real estate license, you must have a total of 270 qualifying real estate courses. If you obtained your license by submitting 180 hours of qualifying courses, you must complete 90 hours of Salesperson Apprentice Education (SAE) courses, and 4 hours each in Legal Update I and Legal Update II. The new sales agent may also need to take the 6-Hour Broker Responsibility course to satisfy SAE requirements if their broker has assigned them to be a supervisor prior to SAE renewal. *Effective 10/1/23 the 30-hour Real Estate Brokerage course must also be completed as part of the SAE requirements. VanEd makes this simple with our online Texas SAE courses and packages covering a wide range of important topics in your new real estate career. Courses are provided by our parent company, 360Training. (TREC Provider #4591)

Additionally, TREC requires all students to complete each course final exam in the presence of a proctor. With our Recorded Proctoring Service (RPS), students can quickly complete their courses and fulfill this requirement anywhere they have access to a webcam, microphone, and internet connection.

What Are Texas SAE Requirements?

For the initial renewal of your salesperson's license, you are required to satisfy the Salespersons Annual Education (SAE) criteria, which includes completing:

  • 90 hours of SAE real estate courses
  • 4 hours of TREC Legal Update 1 course
  • 4 hours of TREC Legal Update 2 course

Agents who have been made a supervisor by their broker must also complete the 6-hour Broker Responsibility course.

It's important to note that you may NOT repeat any courses used to satisfy your pre-license requirement unless a course is repeated more than 2 years from when the credit was last awarded.

Once you have completed your SAE requirement, the next time you renew your Texas real estate license you will only need to fulfill TREC's Continuing Education (CE) requirements.

Real estate transactions permit and require more negotiation than most other exchanges of goods and services, and, as a result, much of a real estate salesperson's job involves trying to craft mutually acceptable deals for the various parties involved in them. Additionally, salespersons must not only negotiate with those with which they wish to gain some advantage or another but also sometimes with their own clients. Because real estate practice involves so much negotiating, virtually any salesperson can benefit from improving his or her negotiation skills, and this course is designed to teach just such methods of improvement.
